How does portfolio pricing work?+
We quote fixed unit rates that hold for the entire contract term — usually 12 or 24 months — so you can budget accurately and defend the number in board meetings. Multi-property portfolios get bundled pricing across all sites. Because we own the schedule, we combine visits regionally and pass those trip-cost savings back to the portfolio.
What's the typical cadence for an HOA or apartment complex?+
Most communities run on a twice-yearly common-area cadence with quarterly amenity refreshes and per-request individual building washes. Retail centers, medical, and food service usually move to quarterly. We build the cadence proposal after the on-site walk based on soiling rate, foot traffic, tree cover, and reserve budget.
Do you clean occupied buildings without disrupting residents or tenants?+
Yes. Every visit is scheduled with 7-day advance notice to your management team. Occupied multi-family and commercial work is done in early mornings, evenings, weekends, or phased by building so residents, staff, and customers are never disrupted. Notices to residents can be posted or delivered on request.
Are you licensed and insured to work in California?+
Yes. We carry California-appropriate general liability, workers' comp, and commercial auto coverage. Bidding documents include license number, insurance certificate, W-9, and workers' comp declaration. Additional-insured endorsements are issued before service begins.
Can you provide references from other Central Valley HOAs and property managers?+
Yes. During the bid process we provide references from active HOA and property management accounts in your city or a comparable neighboring city. We also share sample board-report photo packages so your board can see exactly what deliverables look like.
Do you handle emergency or same-week service?+
