Why Tracy gutters clog on a specific schedule
Tracy's mature street trees drop through November, and the first Altamont storm usually arrives before homeowners have looked in the trough.
Older neighborhoods around Plaza Park and Downtown Tracy carry decades-old sycamore and liquidambar canopy that fills a trough faster than any newer subdivision. Newer villages in Tracy Hills have less canopy but more wind-carried grit, which packs into a dense sludge at the low end of a run.
Either way the failure mode is the same: water backs over the front lip, streaks the fascia, and saturates the soil at the foundation edge during the heaviest weeks of the rain year.
Hand-cleared, not blown across the roof
Debris is pulled out by hand and bagged, because blowing it just relocates the problem onto the roof and into the landscaping.
Exterior Prime professionals clear the trough by hand, bag the material and take it away. Blowers move wet leaf mass into valleys and onto the tile field, where it dams again in the next storm.
After the trough is empty, every downspout is flushed and watched to the discharge point. A downspout that looks open at the top can be fully packed at the elbow, and that only shows up under flow.
What the photos are for
You get trough-level photos before and after, because you cannot verify gutter work from the ground.
Gutter cleaning is the easiest exterior service to fake, since nothing is visible from the driveway. The documentation set shows each run before clearing, after clearing, and the water running clear at the outlet.
If we find a separated seam, a sagging hanger, a pulled spike or rot in the fascia behind the gutter, it is photographed and reported in the same email. We do not repair it silently and we do not bill for it.
